Private Roads Are a Different Animal

A private road takes more abuse than a residential driveway: delivery trucks, garbage trucks, service vehicles, sometimes farm equipment. It’s longer, drains across more terrain, and usually shares cost and decision-making between multiple property owners. We’ve been doing this kind of work in the Vacaville area for over 20 years and know how to make it run smoothly.

Private Road Work We Specialize In

  • Shared driveways — two to ten households sharing a single access road from the street back to their parcels.
  • HOA private streets — gated communities, planned subdivisions, and condo complexes where the streets aren’t county-maintained.
  • Ranch and farm access roads — from the property entrance back to the house, barns, or fields. Built tougher to handle equipment.
  • Mobile home community streets — full removal-and-replacement work, sectional repair, or sealing of existing surfaces.
  • Vineyard access roads — tasting-room driveways and back-of-property service roads (Napa, American Canyon).
  • Hotel and resort access — lobby drives, service drives, and back-lot roads.

Why Private Roads Need More Base

Residential driveway prep generally calls for 4–6 inches of compacted base under 2–3 inches of asphalt. Private roads, especially anything that sees regular truck traffic, usually need 6–10 inches of base under 3–4 inches of asphalt — sometimes more depending on subgrade. We size the section to the actual use, not the cheapest spec.

Drainage matters even more on private roads than on driveways. We grade for positive drainage to a swale, ditch, or culvert, and don’t pave over a water problem — we fix it first.

Working With Multiple Property Owners

Most shared-driveway and HOA projects involve coordinating with several people. We’ve done plenty of these. Typically:

  • One person becomes the point of contact for scheduling and decisions.
  • We provide a single written estimate that breaks down the cost by linear footage or square footage so it’s easy to split.
  • We’re happy to attend an HOA board meeting or owner discussion to explain the scope and answer questions.
  • Payment can be structured per-owner if that’s how the group prefers to handle it.

Maintenance: Plan for 25–30 Years

A properly built private road should last a generation. To get there:

  • First sealcoat 6 months after the lay (once the asphalt fully cures).
  • Recurring sealing every 3–5 years — more often near the coast or in the Delta where humidity is high.
  • Crack-seal small cracks immediately. Water under the asphalt is the enemy.
  • Re-stripe any markings (no-parking, fire-lane, lot numbers) every few years.
